San Antonio Home Sales Climbed 5% in July 2026 — What the Numbers Mean for You

The San Antonio Board of Realtors released its July 2026 market report, and the headline is straightforward: the local housing market is moving. With 3,328 homes sold last month — a 5% increase over July 2025 — buyers are clearly out there making decisions, and sellers who are priced right are finding them.

The median sale price edged up 2% to $315,000, while the average sale price rose 3% to $388,070. Those two numbers tell slightly different stories. The median reflects what most buyers are actually paying, and at $315,000 it remains within reach for a broad range of households, including many first-time buyers using FHA or VA financing. The average being notably higher suggests that luxury and higher-end properties across areas like the Hill Country Village corridor, Stone Oak, and the Far North Side continue to close at prices that pull the overall average upward.

If you are thinking about buying, this report is a mixed bag in the best possible sense. On one hand, prices are still rising, so waiting has a cost. On the other hand, inventory is at 6.11 months — a figure that leans toward a balanced market and gives you real negotiating room that simply did not exist two or three years ago. Homes are averaging 81 days on market, which means sellers are not fielding ten offers the weekend a home lists. You have time to schedule a second showing, bring in an inspector before making an offer, and ask for repairs or concessions without the conversation ending before it starts.

For buyers working with a budget closer to or below $315,000, communities like Converse, Schertz, Floresville, and parts of the Northside and Southwest ISD areas often offer more square footage and newer construction than centrally located neighborhoods at that price point. Universal City and Selma, both convenient to Randolph Air Force Base, regularly see inventory that fits that range as well. If you are a veteran using a VA loan, the current pace of the market is genuinely favorable — you have purchasing power, and sellers are more open to working with VA buyers than they were during the peak frenzy.

If you are selling, the 5% sales increase is encouraging, but 81 days on market is a number that deserves your attention. Homes that are priced accurately and presented well are selling. Homes that are not are sitting, and in a market with over six months of inventory, buyers have plenty of alternatives to choose from. Neighborhoods in Helotes, Leon Valley, Alamo Heights, and the Judson ISD area tend to attract motivated, qualified buyers, but even in those areas the days of overpricing and waiting for a bidding war are largely behind us. Work with an agent who studies your specific ZIP code, not just the metro-wide averages.

For renters, the average monthly rent of $1,877 with 4,963 active rental listings suggests you have options. That inventory number is meaningful — it means landlords and property managers are competing for tenants in a way that was not true just a couple of years ago. If your lease is coming up for renewal this fall, it is worth shopping around before you simply accept whatever increase your current landlord proposes. Areas like New Braunfels, Kyle and Buda to the north, and even parts of downtown San Antonio near the Pearl and Southtown have seen rental supply increase as new apartment projects deliver units. That added supply tends to moderate what landlords can realistically ask.

For homeowners who are not planning to buy or sell anytime soon, the 2% rise in median price is a quiet but real gain in equity. If you purchased in the last several years, your home has likely appreciated meaningfully from where you started, even if the dramatic annual gains of 2021 and 2022 are not repeating. That equity is a resource — whether for a future move, a home equity line for improvements, or simply the financial cushion that comes from owning rather than renting.

August is traditionally the tail end of the summer buying season, and families who needed to move before the school year started have largely done so. What tends to follow in September and October is a slightly quieter market with buyers who are serious and sellers who are motivated.
